What a transformation at this north east home! Our client was a out-of-town commercial real estate owner and they wanted the enclosed front porch on the above pictured two-story rental property gone. The rental was vacant at the time we were brought on the project, because the front porch was showing clear signs that the foundation was weakening and the platform was experiencing structural issues and sagging in the middle. It was turning into a safety hazard for tenants, so in between leases the owner decided that it was time to remove the 12 foot x 5 foot porch that was elevated four steps above ground level.

The porch was past the point of repair. During a routine inspection, the property manager identified that the concrete foundation had settled about 3 inch on the north corner, and even more in the middle. There were visible cracks in the floor and you could see the separation from the main house. Not only was this a trip waiting to happen, but any water infiltration would make the problem so much worse. Anyways, it was time for the owners to renovate. Rents in this neighborhood have increased significantly so it is worth making the upgrades – not just on the patio but throughout the home – and bringing the property up to market rents.

Curious how we went about this project? First our crew disconnected all the electric to the porch – lights, outlets, and wiring. Then we used our reciprocating saw and pry bar to remove the aluminum-framed windows and entry door. We saved these on the owners request so they could sell them on Craigslist or use them in another rental property. We stripped the asphalt shingle roof with our roofing shovels and debris chutes, then deconstructed the wooden frame with our circular saws and sledgehammers. The most fun part was the stairs (and railing) and concrete foundation. Most fun… and most challenging. We broke up the concrete with our hydraulic breaker attachment on our compact excavator to fragment the material. When we were close to the house and needed to be more precise.. so we wouldn’t accidentally go through the adjacent house… we used a handheld jackhammer. Luckily there weren’t any utility lines or piping to go around.

After 3 full days on site, we got the job done on schedule. We hauled away the remaining debris. As you can see in the after photo, we left their front yard in great condition and ready for renos. Our client was super happy, and they’ll be reaching out to us for more demo work in the area as needed.

How we remove your deck or patio safely and efficiently

Planning, preparation, and execution are core to everything we do as Madison’s preferred demo contractor. Our approach revolves around understanding your exact project specifications , meticulously planning, carrying out the demolition efficiently, and leaving your property spotless. Here’s a general overview of what to expect:

  • Initial sizing: We begin by cutting longer wooden planks down to manageable 6-foot sections using a Milwaukee M18 Sawzall reciprocating saw with Diablo demolition blades, paired with a DeWalt DCS570B circular saw equipped with Freud construction blades. This makes the material easier to handle and transport during removal.

  • Board extraction: Using a Stanley 48-inch FatMax Xtreme Fubar functional utility bar, we carefully lift each plank individually. We use Estwing 24-inch wonder bars and Klein Tools heavy-duty pry bars to separate boards from their original fasteners and disconnect them from the underlying framework. When dealing with thicker planks secured to metal framework, we may need to cut through metal brackets using our bad boy Milwaukee angle grinder.

  • Progressive cleanup: We maintain an organized workflow by removing debris in batches as work progresses, similar to kitchen staff maintaining cleanliness during service. Collected boards are typically loaded into our Ford F-550 (Go ‘Merica!) utility truck with 12-foot steel dump bed for proper removal.

  • Framework dismantling: Once the surface planking is cleared, we use Estwing 3-pound drilling hammers and 16-pound sledgehammers to break apart the underlying support framework at connection points.

  • Foundation assessment and removal: We can now evaluate the foundation supports, which vary between deep-set 4×4 posts anchored 5-6 feet underground in concrete, or simple cinder block arrangements resting at ground level. Regardless of type, we dismantle these supports using Wilton 20-pound sledgehammers, Fiskars long-handle spades, and Hooyman pick mattocks, along with sufficient time (…sweat and labor).

  • Structural disconnection: When support elements are bolted to building exteriors, we take care to properly remove fasteners using Milwaukee impact drivers with appropriate socket sets rather than using aggressive demolition methods that could damage your property. All debris is removed completely using our Bobcat S650 skid steer with grapple attachment, leaving your space clean and prepared for future projects.
